Complete demolition of Los Peñas Public Housing, encompassing 200 dwelling units across eight four-story buildings and a community center. The aim is to prepare the site for future development. Complete removal of all structures including foundations, and all civil, mechanical, and electrical infrastructure on-site. This also includes all architectural elements remaining within the existing buildings such as doors, windows, cabinets, and bathroom equipment, among others. Mechanical demolition methods will be employed without the use of explosives. This includes dismantling and removal of roads, sidewalks, exterior and interior floors slabs and sports structures, as well as underground infrastructure.

COMPREHENSIVE MODERNIZATION WORKS AT EL TAÍNO PUBLIC HOUSING PROJECT (RQ-5202) SANTA ISABEL, PUERTO RICO SCOPE OF WORK I. Summary This list comprises a general description of the work covered by Contract requirements and mentioned in the Summary of Work Specification Section 01 10 00. This list includes but is not limited to the work outlined in Drawings and Specifications. Carefully reviewed and take into consideration all Bid Documents in the preparation of the Bid Submittal. WORK COVERED BY CONTRACT DOCUMENTS A. The work scope as presented in the project drawings, specifications, and contract documents includes Site Demolition and Site Improvements including walkways, grading, drainage, new infrastructure, new streets, landscape, and lighting. A new roof structure and pergola between the Administration and Community Center, a smaller gazebo, and new playground areas are also included in the Site improvements B. Two new buildings are included: New Basketball Court and New Community Center approx. 2,320 sq. ft; these include: Foundations, Superstructure, Roof, with electrical and mechanical work as defined in this work scope for the Comprehensive Modernization of El Taíno Housing Project located in Santa Isabel, Puerto Rico. C. Comprehensive modernization of existing structures includes selective demolition, structural upgrades, new mechanical and electrical work and new finishes and construction as shown in drawings. There are 95 single-story existing Housing Units divided into 13 rowhouse type buildings and one Administration building approximately 2,600 sq. ft. D. This is a Comprehensive Modernization Project with unknown field conditions that need to be verified and confirmed prior to construction; including, but not limited to: 1. Finish Floor Elevation after Removal of Existing Terrazo floor and setting bed. 2. Confirm the condition and evenness of the existing concrete slab under the existing Terrazo Floor to be removed. 3. Confirm if there is existing light weight concrete for roof drainage slope. E. Before beginning construction work, confirm the site survey construction documents to locate actual infrastructure point of connection locations for LUMA, PRASA Sanitary Sewer, and Potable Water, PR Net, and Stormwater. F. Site demolition is required. Demolition removal of asphalt pavement and concrete sidewalks and undercut, removal of existing light posts and fixtures, trenching and excavation for site utility connections, and excavation for building footings. G. Provide temporary on-site facilities and BMP (best management practices) protection as required by the drawings and technical specifications.

The scope of this work comprises the construction of new communal and recreational facilities of Rafael Hernández Public Housing Project (RQ-004011), located at State Road #2, KM. 155.5 Intersection William Dunscombe Ave., Marina Meridional Ward, Municipality of Mayagüez, Puerto Rico. The full extent of the work is shown on the final construction drawings (plans), the Contract Documents and the Technical Specifications.

Summary

Felipe Sanchez Osorio Elderly Public Housing is a recently constructed housing project (completed in 2018), consisting in 153 houses of one and two bedrooms, exclusive for elder and handicap people. Consequently, the site of the project is designed with minimum surface slopes, in order to comply with Fair Housing requirements. It is located at 153-159 Ignacio Arzuaga Street at the Martin Gonzalez Ward, at the Municipality of Carolina, Puerto Rico. The work includes furnishing all labor, materials, equipment, tools and performing all operations for the connection of sanitary sewers and appurtenances, including excavation, trenching, back filling and all appurtenant work, as required. The Contractor shall furnish al new materials of the size and kind shown on the shop drawings and/or approved manufacture specifications, which shall meet the following specifications or requirements. If any of the material is not specified on the shop drawings, the Contractor may use any of the types listed in these Specifications.
